Getting Started

The invitation to perform a self-guided Inspection

After purchasing your insurance policy, your underwriter sends the information to the carrier.

Next you receive an email with a unique code that corresponds to the address on your policy and the policy ID.

If you are unsure about the invitation, feel free to call our Inspections Specialist at 719-301-7157  during normal business hours: M-F 8am-5pm MST.

Outside of these hours, feel free to leave a voicemail or email support@simpleinspection.com with the inspection access code or policy number so we can easily resolve your issues.

You can always download the app wherever you receive the email invitation.

Frequently Asked Questions (FAQ)

Do I need to use the code on MY cell phone?

You can use any mobile device that can download the Lighthouse Inspections application on GooglePlay or iTunes. You can find us in the simple search bar as Lighthouse is still uncommon.

What is my unique code?

You should have received an email with a unique code. However, if you are unsure of the code, please contact us right away at 719-476-0107 or email our support team in the chat function within the app.

Why do I have to do this?

A: It is typical for unique home insurance policies to require loss control inspections to ensure that they have accurate information for underwriting and risk management.

But why?

Our AI technology spots potential property and liability hazards. In the grander scheme of things, it keeps insurance rates lower by catching things like structural defects and other hidden hazards. 

When do I have to do the inspection?

We recommend performing the inspection in daylight hours. It only takes about 20 minutes. TIMEFRAME: This varies with some carriers but typically inspection must be completed within 30 days after the policy is issued.

Can I do the inspection somewhere else?

The inspection is ordered based on the policy ID, phone, email, and address of the insured. If you do an inspection at a different residence, the system will fail to validate on the first step. You’ll be able to proceed but it will not fulfill your obligation of an inspection for the policy at hand.

Why do I need an inspection?
Like most insurers, your carrier requires an inspection to understand the unique aspects of your property and ensure that you have the proper coverage and rates.

Who should do the inspection?
You or someone you trust to do it on your behalf such as your insurance agent or a property manager. Please note that unless it is rented out annually, photos inside the home are required.

Can I send pictures?

We no longer accept photo submissions outside the Lighthouse Inspections App unless specific photos were not provided in the initial self-inspection. If you think you are missing something, here is a list of photos that are required by the carrier : https://simpleinspection.com/photos

Why can’t an inspector come out?
If you do not consent to using the app, you can contact your agent to cancel this request. They will work with your underwriter to order a traditional inspection for an increased fee at the market rate in your area. However, if this is not completed within 30 days of bind, the carrier will send a notice of cancellation. The app removes the hassle of scheduling a third party to conduct the inspection before your policy cancels.

Okay, I’ll do the inspection. What do I do?

The app provides an easy, quick, convenient and secure way for you to provide important information about your property. This puts the power in your hands to complete it at a time that is convenient for you and makes you a stakeholder in loss prevention.


How does the app work?
The app guides you through your property to take videos and photos. As you do this, the app uses artificial intelligence to scan for aspects of your property for loss prevention purposes.


How long does it take?
Depending on the size of your property, it usually takes 35 minutes to an hour to complete. If you're unable to complete the inspection in one session, you can easily pause and resume at a later time.

How do I take a photo of the roof?

In our inspections process, we ask you to take a photo of your roof. This does not mean from a bird's eye view, but rather a photo that is taken on the ground but with a wide view or back on the street to show the roof as clearly as possible.


What happens when I’m done?
When you’re done, the app securely sends your inspection to our inspector for evaluation after preliminary AI scan. The underwriter will contact your agent if they have any additional questions or recommendations. Please allow 30 days for review once completed.

I did the inspection. Now what?

We will let your insurance agent know the requirement has been completed but would love any and all feedback to continue to improve the process. Insurance is leaps and bounds behind technology in a lot of ways so we are still braving the wilderness a bit.

Rental Properties faq

 

Q: “What if I cannot go inside the home?”

A: We ask if you have access to the home. Interior photos are required for all inspections except for annual rentals. Please note that this is checked against the information you provided the carrier. For example:
